SilverLeaf St Augustine: A 2026 Neighborhood Guide
SilverLeaf has become one of the most talked-about master-planned communities in Northeast Florida, and most of what’s written about it focuses on the amenities. Those are genuinely good. But the thing that actually separates SilverLeaf from Nocatee, Shearwater, RiverTown and TrailMark is a line item that doesn’t appear in any listing price.
SilverLeaf has no CDD. Here’s what that’s worth, plus what homes cost, what the HOA actually runs by village, and who this community suits.
The No-CDD Advantage, in Dollars
A Community Development District assessment repays the infrastructure that built a master-planned community — roads, drainage, amenities. It’s collected annually on your property tax bill, separate from HOA dues, and it’s standard across almost every large St Johns County community.
SilverLeaf was structured without one.

Over ten years of ownership, that’s somewhere between $15,000 and $40,000 that a SilverLeaf buyer keeps and a Nocatee or Palencia buyer doesn’t.
The honest caveat: compare total carry, not the CDD line alone. A no-CDD home with a $2,000 HOA can cost more to hold than a CDD community with a $50 HOA. Run the full number — taxes, CDD, HOA, insurance — on the specific home. We do this for buyers on every property. And verify the parcel’s actual tax bill rather than assuming, since assessments are property-specific.
What the HOA Actually Costs
SilverLeaf’s dues vary meaningfully by village and product type, and this is where the total-carry math gets decided.

Note the townhome structure. At roughly $233 to $394 a month it looks expensive against a $1,200 annual master HOA, but it includes exterior and lawn care — costs a single-family owner pays separately. Compare like for like.
Where SilverLeaf Sits
SilverLeaf spans roughly 11,000 acres in western St Johns County, along St Johns Parkway off County Road 16A and State Road 16, just west of I-95 and adjacent to World Golf Village. More than 4,000 of those acres are set aside as nature preserve.
You’re roughly 20 to 30 minutes from the beaches and historic downtown St Augustine, and a straight run up I-95 puts you in Jacksonville’s Southside employment centers in well under an hour.
Being inland and west also means SilverLeaf largely avoids the flood zone exposure that affects coastal St Johns County. Homes east of the Intracoastal commonly fall into AE or VE zones where lenders require flood insurance, which can add thousands annually. That’s a second cost advantage nobody talks about. Homes, Builders and Price Ranges
SilverLeaf is built out in villages, each with its own builders and product types. Eleven builders operate here across roughly 148 floor plans, including MasterCraft Builder Group, Lennar, Dream Finders, ICI Homes, David Weekley and Toll Brothers.

Roughly a dozen SilverLeaf listings sit above $1 million at any given time, typically the largest floor plans on the biggest lots inside the gated villages.

One thing to ask about: builder incentives. In the current market, rate buydowns and closing cost contributions are genuinely available on new construction in a way they weren’t two years ago. Schools
SilverLeaf is zoned to the St Johns County School District, consistently among the top-rated in Florida and the single most common reason families relocating from out of state choose this area.
Current assignments generally run to Wards Creek Elementary, Pacetti Bay Middle and Tocoi Creek High School, the newer campus built to serve the growing western corridor.
Magnolia Oaks Academy, a new K-8 school inside SilverLeaf, opens for the 2026-27 school year. That matters for two reasons: it eases the growth pressure that rapid development puts on schools, and it means assignments in parts of the community will change when it opens.
Verify the assignment for any specific address. Boundaries follow attendance zones rather than community names, they shift as new schools open, and two homes in the same village can be zoned differently. Amenities and Daily Life
SilverLeaf is designed around multiple amenity centers with resort-style pools, sports courts, playgrounds, dog parks, and more than 50 miles of sidewalks and golf-cart paths linking them.
The community is genuinely golf-cart friendly, which changes daily life more than people expect — kids get to the pool independently, neighbors run into each other, and evening food-truck gatherings and weekend markets are things you cart to rather than drive to.
The SilverLeaf Village Center adds shops and dining within the community itself, reducing trips out for daily errands.
Reverie by Toll Brothers is a gated 55+ village inside the master plan with its own amenity campus, for buyers who want active-adult living without leaving a multi-generational community.
The Honest Trade-Offs
A few things worth knowing before you commit.
It’s still under construction. An 11,000-acre master plan takes years to build out. Expect construction traffic, active job sites near some homes, and villages that feel unfinished for a while yet.
Growth is putting pressure on roads. Western St Johns County has been among the fastest-growing areas in Florida, and infrastructure runs behind population. CR 16A and SR 16 are busier than they were, and that trend continues.
It’s suburban and car-dependent. Golf-cart friendly within the community, but everything outside it — downtown St Augustine, the beaches, Jacksonville — requires a drive.
You’re 20 to 30 minutes from the water. If beach access is the reason you’re moving to St Augustine, that’s a real distance to weigh.
Who SilverLeaf Suits
Families who want new construction, top-rated schools and amenities within golf-cart distance, without a CDD assessment on the tax bill.
Buyers relocating from out of state who want the predictability of a newer community and are comparing total cost of ownership rather than sticker price.
Remote workers who want space and value while staying within reach of Jacksonville.
Active adults considering Reverie, who want 55+ amenities inside a larger community rather than an isolated one.
It suits you less well if you want walkability to a historic downtown, immediate beach access, or an established neighborhood with mature trees and no construction. Those exist in St Johns County — just not here.
