Should I Sell My Home in 2026? What the Florida Market Data Says
It’s the question every Florida homeowner is asking heading into 2026: Is now a good time to sell? The short answer is — it depends on your market, your price point, and your timeline. But the data tells a clear story.
Florida’s 2026 Market at a Glance
Coming out of 2025, here’s where things stand across the state:
- Inventory is rising — more homes on the market means buyers have more choices, but well-priced homes are still moving
- Days on market are creeping up — the 48-hour bidding wars of 2021-2022 are gone. Expect 30-60 days in most markets.
- Prices are stable to slightly up — no crash, but the double-digit appreciation years are behind us
- Mortgage rates in the mid-6% range — rates have settled, and buyers have adjusted their expectations
Where Sellers Still Have the Upper Hand
Not all markets are equal. In Northeast Florida specifically:
- St. Johns County remains one of the strongest seller’s markets in Florida. Limited land for new construction, top-rated schools, and constant demand from relocating families keep prices firm.
- Ponte Vedra / Nocatee — premium neighborhoods with limited inventory. If you own here, buyers are waiting.
- Jacksonville Beach / Atlantic Beach — coastal properties with scarcity value. Not making more beachfront.
Where Sellers Need to Be Strategic
- Duval County (general Jacksonville) — inventory has increased more here than in St. Johns. Pricing right is critical. Overpriced homes sit.
- Clay County — good value market but buyers have options. Staging and presentation matter more now.
- Palm Beach County — luxury segment is cooling slightly, but the mid-market ($400K-$700K) is still active.
The Real Question: Should YOU Sell?
Forget the general market for a moment. Ask yourself these questions:
- Do you have equity? If you bought before 2023, you almost certainly do. Even with a flat market, you’re sitting on gains.
- Where are you going? If you’re selling to buy in the same market, it’s a wash. If you’re downsizing or moving to a lower-cost area, you win.
- What’s your motivation? Life events (job change, growing family, divorce, retirement) don’t wait for perfect market conditions.
- Is your home market-ready? In a balanced market, condition matters more than ever. Updated kitchens and bathrooms sell. Deferred maintenance doesn’t.
What Smart Sellers Are Doing in 2026
- Pricing right from day one — the “list high and negotiate” strategy doesn’t work when buyers have options
- Investing in pre-listing preparation — professional photos, minor updates, decluttering
- Being flexible on terms — offering closing cost credits or rate buydowns can attract more buyers than a price cut
- Timing for spring — March through May remains peak selling season in Florida
