Most of Fleming Island built out in the late 1990s and 2000s, which gives the community a settled, lived-in feel. Eagle Harbor is the largest master-planned community in the area, with a championship golf course, swim park, resort-style pool, and active community amenities. Pace Island is a gated waterfront community along the St Johns River with boat access and larger lots. Pine Ridge Plantation offers single-family homes at more accessible price points. Margaret’s Walk and Hibernia Plantation are smaller established neighborhoods with their own character. Each has its own price range and feel, but most residents share access to top-rated Clay County schools and the same broad community amenities. The community is served by Clay County Schools, with Fleming Island High School consistently ranked among the top public high schools in Northeast Florida. Public schools serving the area include Thunderbolt Elementary, Fleming Island Elementary, Lakeside Elementary, Lakeside Junior High, and Fleming Island High School.
